What Is Tendmere Guardian—and What Does It Monitor?

Tendmere Guardian is the attention layer across your property records. It looks at recorded rent, repairs, tenancy, compliance, messages and evidence, then explains what needs attention and why.

The four-part loop

Detect

Guardian reads the canonical records underneath it and identifies recorded exceptions: a missing source, an approaching deadline, an unresolved case, a response-required message or incomplete tenancy step.

Decide

It explains the reason, property, evidence, confidence and recommended next action. You decide whether the recommendation is appropriate.

Act

The recommended action opens the relevant workspace—property, tenancy, repair, compliance, messages or money. Approval boundaries stay visible.

Prove

Completed actions, source evidence and audit history create a usable record of what happened. Guardian does not replace the underlying evidence with a synthetic score.

What the score means

A Guardian score is scoped to the recorded portfolio or property evidence available to Tendmere. It is not a legal rating, safety certificate, credit score or prediction of investment performance. Missing records reduce what Guardian can know.

Why provenance is visible

An alert is only useful if you can see its source. Guardian keeps the relevant document, ledger entry, case event or message close to the recommendation. Confidence and missing-input states are shown rather than hidden.

What remains behind approval

• tenant or applicant decisions;
• legal and possession steps;
• payments and paid work;
• outbound consequential messages;
• HMRC submissions;
• provider-backed actions that require live credentials.

Who it is for

A one-property landlord gets a calm next-action brief. A portfolio landlord gets cross-property exceptions. A manager or agent can see assignment and blockers. Tenants, contractors, landlord clients and accountants receive narrower role-appropriate workspaces rather than the landlord command centre.

What Guardian cannot know

It cannot infer an unrecorded repair, verify the physical condition of a home or guarantee that uploaded information is accurate. The strongest result comes from a complete digital property file and a maintained compliance evidence calendar.
