Designed and built in Leeds

Built for the quietly overwhelmed landlord.

A small UK team turning property law, rent records, repairs and tax admin into one calm operating system — because landlording should feel controlled, not scattered.

Why Tendmere exists

UK landlording in 2026 is a compliance problem, not a spreadsheet problem.

On 6 April 2026, Making Tax Digital for Income Tax became mandatory for landlords whose qualifying income — gross property plus self-employment income — was over £50,000. In April 2027 the threshold drops to £30,000, and in April 2028 to £20,000.

Meanwhile the Renters’ Rights Act 2025 has changed how tenancies work in England: since 1 May 2026, Section 21 is gone and landlords must rely on the reformed Section 8 grounds. Selective licensing is spreading across councils. Gas, EPC, EICR, deposit, and HMO rules stack with their own deadlines. The only safe way to run a small portfolio in 2026 is a disciplined operating system — and that’s what didn’t exist.

Existing options split neatly into three groups: agency software that treats landlords as an afterthought, US products with a UK sticker, and spreadsheets that silently break when HMRC pings for a quarterly update. So we started Tendmere.

One app for the records, dates and evidence behind every property. Calm on a Tuesday morning.

Scope

What's in the box — and what isn't

Opinionated scope means we ship what landlords actually need, and we're honest about what they should get from a better specialist.

What Tendmere does

  • Rent tracking with arrears and partial payments
  • Compliance deadline engine (Gas, EPC, EICR, HMO, Legionella, deposits)
  • HMRC-aligned expense categorisation and SA105 reports
  • MTD for Income Tax digital records and review packs (production submission disabled)
  • Tenant records with invitation flow and in-app messaging
  • Maintenance requests, contractor assignment, photo evidence
  • Document vault with provider-gated assisted extraction and human review
  • Multi-user workspaces with seven team roles, from owner and manager to accountant and landlord client
  • Company sign-in (SSO) for Enterprise workspaces — planned, not available yet

What Tendmere doesn’t

  • Regulated client-money safeguarding or a replacement for an agency's own controls
  • Mortgage advice, broking or applications
  • Insurance advice, quotes, policy sales or provider data sharing
  • Tax advice (we prepare HMRC-ready records; your accountant is still your accountant)
  • Tenant-find portals (OpenRent / Rightmove / Zoopla cover this better)
  • Property valuations or yield guarantees (you own your investment thesis)

Where we don’t build it, we signpost. Tendmere does not give regulated advice. For mortgages, insurance or tax advice, use an FCA-authorised firm or a qualified accountant. Our partner referrals are not live yet.

Principles

Four lines we don't cross

Landlords first

Tendmere starts from the self-managing landlord and the small portfolio. Agency features, such as team roles, build on the same landlord record.

UK-first, not US-translated

SA105, Gas Safety, EICR, TDS / DPS / MyDeposits, MTD ITSA. We speak HMRC, not IRS — every feature is built for how the UK actually works.

Calm over complexity

Property management doesn't need 200 settings. We prioritise a clear view of the records and next actions that matter.

Your data, your business

Use the exports available in each record or report, or request a privacy export. Core services are EU-hosted, and we do not sell or rent personal data.

The team

Eight people, one small office, a shared spreadsheet for the bad coffee days.

Tendmere is founder-led and based in Leeds. We’re an 8-person team of engineers, designers, and support — small enough that every decision reaches a user in days, not quarters.

We ship weekly, read every customer email ourselves, and prototype inside real UK tenancies. When something breaks, we hear about it the same morning and fix it the same week.

Down the Cove Group Ltd (Company No. 16784991, Leeds) is the legal entity behind Tendmere. We’re ICO-registered, VAT-aware, and quietly serious about the regulatory side — because the landlords we serve have to be.
