Terms of Service

1. Agreement
By creating an account or using the Tendmere application (“Service”), you agree to these Terms of Service (“Terms”). The Service is operated by Down the Cove Group Ltd (Company No. 16784991), a company registered in England and Wales with its registered office at 18 Bond Street, Leeds, LS15 8GE, trading as Tendmere. If you do not agree to these Terms, do not use the Service.
2. The Service
Tendmere provides property management tools including rent tracking, compliance reminders, expense management, tax report generation, document storage, and related features. The Service is designed for UK landlords and property managers.
We reserve the right to modify, suspend, or discontinue any part of the Service with reasonable notice. We will provide at least 30 days’ notice for significant changes and ensure data export remains available.
3. Accounts
- You must be at least 18 years old to create an account
- You are responsible for maintaining the security of your account credentials
- You must provide accurate information when creating your account
- One person or legal entity per account, with role-scoped workspace invitations only where enabled in the controlled beta
- You are responsible for all activity that occurs under your account
4. Subscriptions and payment
The free web beta is available at no cost for up to 2 properties. Paid tier prices are shown on our pricing page for transparency, but online paid billing is not currently open.
- No card payment or paid subscription is started through the current web beta
- Billing, renewal, cancellation, refund, VAT, and payment-method terms will be shown before paid checkout opens
- Existing beta data remains exportable whether or not you later choose a paid plan
- Contact support if your portfolio exceeds the free beta allowance
5. Your data
You retain ownership of all data you enter into Tendmere. We do not claim any intellectual property rights over your property data, financial records, or uploaded documents.
- Available finance and tax records can be exported in their supported CSV or PDF formats; request a complete copy through the privacy-request route
- Account-deletion requests are verified and processed under the Privacy Policy, including any limited legal, tax, safety or dispute-retention requirement
- We process your data in accordance with our Privacy Policy
6. Acceptable use
You agree not to:
- Use the Service for any unlawful purpose
- Attempt to gain unauthorised access to other users’ data
- Upload malicious code, viruses, or harmful content
- Use automated tools to scrape or extract data from the Service
- Resell access to the Service without written permission
- Use the Service in a way that degrades performance for other users
7. Tax and compliance information
Tendmere provides tools to help you manage tax records and compliance deadlines. However:
- Tendmere is not a substitute for professional tax or legal advice
- You are responsible for the accuracy of data you enter and submissions you make
- While we are built for MTD, you remain responsible for your tax obligations
- Compliance reminders are aids, not guarantees — you are ultimately responsible for meeting legal deadlines
8. Limitation of liability
To the maximum extent permitted by law, Tendmere’s total liability to you for any claims arising from your use of the Service is limited to the amount you have paid us in the 12 months preceding the claim.
We are not liable for indirect, incidental, or consequential damages, including lost profits, fines, or penalties arising from missed deadlines or inaccurate data you have entered.
9. Availability
We aim for 99.9% uptime but do not guarantee uninterrupted access. We may perform scheduled maintenance with advance notice. We are not liable for downtime caused by circumstances beyond our reasonable control.
9a. Planned third-party services
Provider-backed tenant referencing, insurance, compliance booking and mortgage introductions are disabled in this release. Tendmere does not place partner orders, transfer data to those providers or receive a referral commission today. The current availability is described in our privacy policy.
Before any provider service is enabled, the relevant screen and privacy notice will identify the provider, the exact data shared, controller roles, contract route and any commercial arrangement. You will choose whether to continue.
Tendmere is not an insurer, mortgage adviser or tenant- referencing provider. Record-keeping and reminders in Tendmere do not constitute advice, assessment or a regulated service.
10. Termination
You may request account closure at any time through the verified privacy-request route. We may suspend or terminate access if you breach these Terms, with notice where practicable. After identity and scope verification, data is erased or anonymised unless a limited record must be retained for a legal, tax, fraud-prevention, safety or dispute purpose. Available report exports and the privacy access process remain the supported ways to obtain a copy.
11. Changes to these Terms
We may update these Terms from time to time. Material changes will be notified via email at least 30 days before they take effect. Continued use of the Service after changes take effect constitutes acceptance.
12. Governing law
These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
