Track rent cleanly
Record payments against the right tenancy and review the remaining balance. Open Banking auto-matching is not currently available.
Prepare for your accountant
Record and review rent, expenses, receipts and categories through the year, then prepare an SA105-aligned handoff for checking.

Six common records to review before move-in
An England-oriented starting point, not a complete legal checklist. Rules differ across the UK and by property and tenancy. Tendmere organises the evidence you record; it does not certify compliance.
Gas safety record
Where gas duties apply, keep the engineer’s record, inspection date, next check and evidence of the copy given to the tenant.
Energy performance
Keep the EPC, its expiry and rating. Check the applicable minimum standard and any valid exemption against current official guidance.
Electrical safety report
Record the EICR, required remedial work and next inspection date specified by the report. Do not treat a stored document as proof that work is complete.
Deposit records
If a deposit is taken, record the scheme, protection evidence and information served. Confirm the deadlines and rules for the tenancy’s jurisdiction.
Right to Rent in England
For a property in England, check whether Right to Rent duties apply and follow the official checking process. Record any required follow-up date.
Smoke and CO alarms
Record the alarms, their locations and test results. Check the current requirements for the property rather than assuming one rule covers every UK home.

Tendmere suggests a starting checklist from the context you record and shows missing dates or evidence. You still need to confirm applicability and legal requirements for the property.
“I've never done a tax return for rental income”
Tendmere provides SA105-aligned categories and review packs. You remain responsible for checking each category and filing decision, with an accountant where appropriate.
“I don't have time for property management software”
The guided setup gives you one next action at a time. Tendmere can remind you about recorded dates, but you or your team must keep occupancy, tenancy, rent and evidence records current.
“I only have one property — is it worth it?”
The current controlled beta takes no card payment. Any future paid limits or entitlement changes will be disclosed before checkout is enabled.
“What if I make a mistake?”
Tendmere highlights missing, stale and expiring records and keeps source history. It cannot prevent every mistake or certify legal or tax compliance, so review important decisions and evidence.
