Gas Safety Certificates: what you need to know

Legal requirement

If you let a property with gas appliances or fittings that you provide, a Gas Safe registered engineer must check them every year. The record of the check is often called a gas safety certificate or CP12. Keep each record for at least 2 years. See HSE's guidance for landlords.

Tracking in Tendmere

When you add a Gas Safety item to a property, enter the date of the last check and the date the next one is due. Tendmere marks a recorded certificate or licence as due soon 30 days before its expiry date (you can change this for each item) and shows it on your dashboard and in your Activity inbox.

Uploading certificates

Upload a scan or photo of your Gas Safety Certificate to the property's document vault. This keeps a secure digital copy alongside your other compliance documents.

Providing to tenants

You must give existing tenants a copy of the record within 28 days of the check, and give new tenants a copy before they move in. Download the certificate from Tendmere and send it to your tenant, and keep your own record of when you gave it.

Penalties

Breaking the gas safety rules is a criminal offence. It can lead to prosecution, an unlimited fine and, in serious cases, imprisonment (up to 2 years in the Crown Court). It can also undermine later possession action.
