What compliance items Tendmere tracks and how the reminder system works.
Compliance items
Tendmere tracks the key legal requirements for UK landlords:
- Gas Safety Certificate — Annual inspection by a Gas Safe engineer
- Energy Performance Certificate (EPC) — Valid 10 years, minimum E rating today; in-scope PRS homes must meet EPC C or equivalent by 1 October 2030 unless exempt
- Electrical Safety (EICR) — Every 5 years or at new tenancy
- Deposit Protection — Within 30 days, with prescribed information served
- Right to Rent — Before tenancy starts, document copies retained
- Smoke & CO Alarms — Every floor, tested at start of tenancy
- Legionella Risk Assessment — Recommended annually
- Landlord Insurance — Track policy expiry
How reminders work
For each compliance item, set the expiry or due date. Tendmere sends reminders at 90 days, 30 days, and 7 days before expiry. Overdue items appear in red on your dashboard and Activity tab.
Custom compliance items
Add your own compliance items for anything not in the default list — HMO licences, selective licensing, planning permission renewals, or anything specific to your property.
