EICR electrical inspections explained
When you need an EICR, what it covers, and how Tendmere tracks it for you.
What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed electrical wiring and installations in a rental property. Since June 2020, all privately rented properties in England must have a valid EICR before a new tenancy begins.
How often do I need one?
EICRs must be renewed at least every 5 years, or sooner if the inspector recommends it. The report will state when the next inspection is due.
What does it cover?
The inspection covers wiring, sockets, light fittings, the consumer unit (fuse box), and any fixed appliances. The electrician will issue a report grading each item as C1 (danger), C2 (potentially dangerous), C3 (improvement recommended), or FI (further investigation needed).
What if it fails?
If the report contains C1 or C2 codes, you must complete remedial work within 28 days (or sooner for C1) and obtain a satisfactory report. Failure to comply can result in fines of up to £30,000.
