What is the SA105?
The SA105 is the supplementary page of your self-assessment tax return for reporting UK property income. It covers rental income, allowable expenses, and calculates your taxable property profit or loss.
Tendmere's SA105 report
Go to Finances → Tax → SA105 report and select the tax year. Tendmere generates a summary matching the SA105 format: total rents received, each expense category (repairs, insurance, management fees, etc.), and the net profit/loss.
Expense categories
Tendmere categorises expenses using the same categories as the SA105 form: rent, rates and insurance; property repairs; finance costs; legal, management and other fees; and other allowable expenses. This means figures can be transferred directly to your tax return.
Multiple properties
If you have more than one property, Tendmere aggregates figures across your portfolio for the SA105 (which reports total property income, not per-property). You can also view per-property breakdowns for your own records.
