What is rental yield?

Gross yield is your annual rent divided by the property value, expressed as a percentage. A higher yield means more income relative to property cost.

Net yield subtracts your mortgage and running costs, showing your real return. This is the number that matters.

What’s a good yield?

In the UK, a gross yield of 5-8% is considered good for buy-to-let. Net yield above 3% after all costs is solid. Northern cities often yield higher than London and the South East.
