The 1% rule
A widely used rule of thumb: set aside 1% of your property’s value per year for maintenance. For a £250,000 property, that’s £2,500/year or roughly £208/month.
Age matters
Older properties need more. A Victorian terrace needs more maintenance than a 5-year-old new build. This calculator adjusts the 1% rule based on your property’s age: 10% more for 10-25 years, 25% more for 25-50, and 50% more for 50+.
